Where the Toronto Industrial Market Stands Right Now
The market has shifted from the frenzy of a few years ago. CBRE reported Toronto industrial availability at 5.0% in the third quarter of 2026, unchanged for four quarters in a row, with solid demand absorbing new supply. Asking rents, however, have eased for 12 straight quarters.
Altus Group also reported that GTA availability was up 60 basis points from a year earlier, and that tenants in older buildings are winning concessions and improvement allowances, while newer, high-spec space holds its pricing.
For owners, this means value is no longer lifted by the market alone. Building quality, lease terms, and timing matter more, and a supported, current appraisal matters more when you are negotiating with a lender, a buyer, or a tenant.
What Drives the Value of an Industrial Property
Appraisers look well beyond square footage. These are the factors that move industrial value in Toronto and the GTA.
Clear Height and Column Spacing
Higher ceilings and wider bays allow more racking and better operations, and modern tenants pay for them. Older 18 to 22 foot buildings often face the most pricing pressure.
Loading and Yard
The number of dock doors and drive-in doors, trailer parking, and truck court depth all affect usability, especially for distribution and logistics users.
Power, Sprinklers, and Building Systems
Electrical capacity, sprinkler type, heating, and roof condition can decide whether a tenant can operate in the space at all.
Site Coverage and Excess Land
A lot with room to expand, or to store trailers and equipment, can add real value. Our guide to highest and best use explains how underused land can shift a valuation.
Zoning and Permitted Uses
The permitted uses on the site, and whether your current use is legal and conforming, shape what a buyer or lender will pay.
Leases and Tenant Quality
In-place rents versus market, lease length, and the strength of the tenant all feed the income approach. See our guides on market rent appraisals and how cap rates affect value.
Environmental Condition
Past industrial use can create contamination concerns that lenders take seriously. An appraisal needs to account for any known issues, and buyers often request a Phase I or Phase II environmental assessment before closing.
Industrial Property TypesWe Appraise
We value single tenant and multi tenant industrial assets across Toronto and the GTA. Each type is valued differently, and our AACI designated appraisers apply the right methodology to match.
Warehouses and General Storage
Valued on clear height, bay spacing, dock access, and local lease comparables.
Storage and Distribution Facilities
Truck court depth, number of docks, and yard area are key value drivers.
Manufacturing and Processing Facilities
Specialized improvements, power capacity, and floor load ratings need separate treatment.
Truck Terminals
Value hinges heavily on yard size, access, number of doors, and proximity to highway infrastructure.
Flex and Light Industrial Space
Office finish ratio and tenant mix shape value alongside the industrial component.
Data Centres
Electrical infrastructure, cooling systems, and redundancy tier are the primary value indicators.
Industrial Condo Units
Unit size, grade of loading, common area charges, and comparable condo sales all factor in.
Industrial SubmarketsWe Cover
Value can change from one corridor to the next, so local knowledge matters. Our appraisers work in these markets regularly, so your report reflects nearby sales and leases and not a regional average.
Mississauga — Airport and Highway 427 Corridor
One of the most active industrial nodes in Canada, driven by logistics, air cargo, and ecommerce tenants.
Vaughan — Highway 400 and 407 Logistics Belt
A major distribution hub with strong demand for high-bay warehousing and modern logistics facilities.
Etobicoke and Scarborough — Highway 401 East and West
Established industrial corridors with a mix of older functional stock and newer purpose-built product.
Markham — Flex and Light Industrial Areas
Strong demand for flex and light industrial, particularly from technology and healthcare users.
North York
Infill industrial and redevelopment sites with tightening land supply and strong investor interest.
When You Needan Industrial Appraisal
Financing or Refinancing
Lenders need an independent value before approving a loan, and it sets your loan to value ratio. See commercial appraisals for financing, financing appraisals, and why lenders require the income approach.
Buying or Selling
An independent number gives you something to negotiate from. See commercial appraisals before you list or lease.
Sale Leaseback Decisions
Owner operators weighing a sale of their building need to know both its value and a fair market rent. See our commercial market rent service.
Property Tax Appeals
An appraisal is the evidence that supports a challenge to an assessment. Read when you need an independent appraisal for an MPAC appeal.
Estates, Legal, and Tax Matters
We prepare reports for tax and estate purposes, litigation and matrimonial matters, shareholder buyouts, expropriation, and complex valuation cases.
Insurance
We estimate replacement cost so your coverage matches your building. See also replacement cost vs market value.
Construction Projects
For new builds and renovations, see progress appraisals and as if complete appraisals.
How Our Industrial AppraisalProcess Works
Confirm the Purpose of the Report
We start by understanding why you need the report, because the purpose decides the scope, the methodology, and what the final document needs to say. Financing, legal, tax, and insurance engagements each carry different requirements.
Property Inspection
The appraiser visits the property and records clear heights, bay dimensions, number of dock and drive-in doors, truck court depth, yard area, power, sprinklers, roof condition, and overall building quality.
Market Research and Analysis
We research comparable sales and leases in the relevant submarket, then analyze income, expenses, vacancy, and cap rates to build a supported value conclusion through the appropriate approaches.
Draft Review
You receive a draft and have the opportunity to flag any factual corrections — a wrong bay count, a lease term we missed, a capital improvement that should be noted. We address those before the report is finalized.
Certified, Sealed Report Delivered
You receive a certified, CUSPAP-compliant report sealed by an AACI designated appraiser, ready for your lender, lawyer, or the CRA. To speed things up, send the property address, leases and rent roll, recent operating statements, and any survey or floor plans.
For the full walkthrough, read our commercial appraisal process explained and the commercial valuation methodology guide. Wondering how this differs from a broker's view? See appraisal vs broker opinion of value.

How much does an industrial appraisal cost?
Fees for industrial appraisals in the GTA typically start around $2,500 for a straightforward single-tenant property and can reach $7,500 or more for complex multi-tenant or specialized assets. The variables that move the fee are property size, number of tenants, lease complexity, the number of approaches required, and how quickly you need the report.
We provide a firm fee quote within one business day of receiving the property address and the purpose of the report. For more on what drives cost, see our commercial appraisal cost guide.
How long does an industrial appraisal take?
Standard turnaround is 7 to 14 business days from the property inspection, depending on complexity and how quickly we receive supporting documents such as leases, the rent roll, and recent operating statements. Rush service is available for urgent financings or closings and is quoted on request.
Will my lender accept the report?
Our reports are prepared by AACI designated appraisers and comply with CUSPAP, which is the standard most major banks, credit unions, and institutional lenders require. If your lender has a specific approved appraiser panel or a particular report format requirement, let us know before we begin and we will confirm whether we are on that panel and how we address the format requirement.
What documents do I need to provide?
For a tenant-occupied property, the most useful documents are the current leases and rent roll, the last two to three years of operating statements, and any recent capital improvement records. For a vacant or owner-occupied building, a floor plan or survey and any recent sale offers are helpful.
We can begin the engagement with just the property address and purpose, and we will tell you exactly what we need once we understand the scope.
What is the difference between an appraisal and a broker opinion of value?
A Broker Opinion of Value (BOV) is prepared by a real estate salesperson and is typically used for internal pricing decisions or listing guidance. It is not governed by a professional standard and is not accepted by lenders, courts, or the CRA.
An appraisal is prepared by a designated appraiser under CUSPAP and carries legal and regulatory standing. If the number needs to hold up in a financing, a dispute, a tax filing, or an estate matter, an appraisal is what is required. For a detailed comparison, see appraisal vs broker opinion of value.
Does clear height matter that much for value?
Yes, significantly. In the current Toronto and GTA market, the gap in value between a 22-foot clear building and a 36-foot clear building can be substantial on a per-square-foot basis. Modern logistics and e-commerce tenants require higher clearances for racking systems, and properties that cannot accommodate them are positioned differently in the market.
An appraiser measuring clear height, bay spacing, and column configuration is not just filling in a data field. Those specifications directly influence which comparables apply, what net rent a tenant would pay, and how the market would price the building if sold.
Can you appraise an owner-occupied industrial building?
Yes. Owner-occupied industrial properties are a common assignment type. Because there is no lease in place, the appraisal typically estimates market rent as part of the analysis, then capitalizes that income to arrive at a market value conclusion. The same report also supports a sale leaseback analysis if that is relevant to your situation.
If you are also looking at what rent you should charge yourself in a related-party lease, our commercial market rent service addresses that separately.
Can an appraisal help with a property tax appeal?
An independent appraisal is the most credible evidence you can bring to an MPAC assessment appeal. The Assessment Review Board places significant weight on a certified appraisal that analyzes sales and rents from the applicable valuation date, rather than a current market opinion. If you believe your industrial assessment is too high, an appraisal can quantify the gap and support the appeal on paper.
For more on when an appraisal is needed for a tax appeal, see our article on MPAC appeals and independent appraisals.
